WalterFedy was engaged by the Centre for Family Medicine (CFFM), in partnership with Colliers Project Leaders and Elemental ID, to deliver a study for the Ministry of Health Community Health Capital Program (CHCP) process. The study aimed to design and assess architectural and engineering services for the interior fit-out of a 15,000 SF healthcare facility on the fifth floor of a commercial building in downtown Kitchener. The project was a part of the MOH stage 2.3 and 3.1 planning stage and also incorporated design development and cost estimation for the centre.
The project transformed a 34-year-old commercial floor plate into a modern, multidisciplinary health centre. The new clinic program included exam rooms, mental health and memory consult spaces, treatment and support areas, reception, staff zones, and a universal washroom. A shell space was incorporated to accommodate a future pharmacy tenant. Existing base building washrooms and M/E rooms were integrated into the new layout, with accessibility upgrades such as widened corridors and doorways and a new universal washroom.
The design approach prioritized a warm, non-institutional atmosphere that supports diverse patient needs while ensuring visual clarity and privacy. Flexible partitioning strategies and interior wall systems were considered to allow adaptability for future service changes. Stakeholder engagement was central to the process, with multiple workshops informing layout, finishes, and operational planning. The final design supports clear clinical zoning, efficient staff workflows, and acoustic strategies that enhance privacy and comfort.
