WalterFedy redesigned the entire office layout of Union Gas’ Waterloo Service Centre, which included remodelling the existing washrooms to meet or exceed Ontario Building Codes (OBC), Accessibility for Ontarians with Disabilities Act (AODA), and LEED® Existing Building (LEED® EB) standards. The total building area of the one-storey facility is 39,190 SF.
The front entry vestibule and lobby spaces were redesigned to reflect the above stated design intent. The open office space design allows for maximum flexibility, with exposure to outdoor views for a minimum of 90% of the regularly occupied workspaces. Windows towards the southwest façade have sunshades and light shelves and were incorporated to allow natural light to penetrate deep into the floor plate to achieve a daylight factor of at least 75% for both office work and service areas.
The complete mechanical and electrical systems were upgraded during the renovation. WalterFedy worked with Union Gas on Facility Management and Polices which supports LEED® EB O&M.
