WalterFedy is providing architecture and engineering services for renovations to the warehouse space at McMaster Innovation Park. The scope of the project is to adaptively reuse an existing warehouse to create a 68,000 SF space that will be developed as a centre for companies and researchers involved in developing new technologies with a focus on health and life sciences. The facility is being designed to accommodate three tenant fit outs that are related to pharmaceutical research and manufacturing. Suites will consist of office space, animal holdings, clean rooms, and various lab spaces ranging from tissue culture to radiochemistry. Additional flexible space will also be built to accommodate potential future tenants with office and laboratory suites. The centre of the renovation will contain a two-storey atrium space of approximately 5,000 SF.
The project is to be delivered in multiple phases over multiple years to facilitate tenant research and production requirements. The new mechanical and electrical system interfaces with a central cogeneration plant to optimise energy efficiency.
