99 Columbia Street Development

WalterFedy is providing full service architectural, engineering, and construction management for an 8 storey residential mixed-use project called 99 Columbia. The ground floor of the proposed building will provide approximately 511m2 of commercial space abutting both street frontages. Each commercial unit is accessed via separate entrances from the street. The main entrance for the residential units is on Columbia Street. The ground floor also provides indoor bicycle storage for the residential tenants. The second floor provides amenity space and an outdoor patio for the building’s residents to utilize. The second floor provides 15 one bedroom units, including three barrier free units. Floors 3-6 provide 16 one-bedroom units each, including four barrier free units per floor. Floor 7 provides four one-bedroom units, three one-bedroom plus den units, and one two-bedroom plus den unit, in addition to both public rooftop terrace
space and private terrace space dedicated to the Floor 7 units. In total, the proposed development includes 95 residential units comprised of 87 one-bedroom units, 6 one-bedroom plus den units, and 2 two-bedroom plus dent units, for a total of 97 bedrooms.

This development is one that is accessible, sustainable, and promotes a high level of urban design in keeping with the City of Waterloo’s Urban Design Guidelines and Official Plan policies both City-wide and for the Northdale area.
